Colony Inquiry

Over this past weekend, I had my first look at the Edgewater Colony. It seems to be a very attractive and nice neighborhood with amazing Hudson views, but I am perplexed by the large number of homes for sale. I think I counted at least 10 of them. Would someone be able to offer any insight as to why there is such a massive exit from this community? Also, I was told by by a real estate agent that this is a former artist colony, but I found other information online that is contradicting. If anyone would be able to provide some information about the history, it would be appreciated as well.
